Expert Guidance for Your Residential Real Estate Transactions
At Marlaw, we assist clients with both new construction and resale residential real estate transactions across Ontario. Whether you’re buying your first home, upgrading to a larger property, or selling your investment, we ensure that your transaction is handled efficiently, accurately, and with personal care at every step. Buying or selling a home is one of the most important financial decisions you will make.
Our Process for Purchasers :
1. Agreement Review: We review your Agreement of Purchase and Sale (APS) and advise you on any important terms, conditions, and risks.
2. Title Search and Due Diligence: We conduct a title search, check for liens, property taxes, zoning compliance, and ensure title insurance is in place.
3. Mortgage Coordination: We work with your lender to receive mortgage instructions and prepare required documents.
4. Document Signing: You attend a signing appointment at our office (or e-sign) to complete all legal paperwork, including mortgage documents and closing documents.
5. Closing Day: we register the Transfer/Deed of Land to complete your purchase and officially transfer ownership to you. We transfer funds and provide you with the keys to your new property.
Our Process for Sellers :
1. Agreement Review: We review the Agreement of Purchase and Sale and flag any terms that affect your obligations.
2. Document Preparation: We prepare the closing documents, including the Transfer/Deed of land and Statement of Adjustments. We prepare and deliver these to the buyer’s lawyer to complete the sale.
3. Mortgage/Charge Discharge : We coordinate with your lender to arrange payout and discharge of any existing mortgages.
4. Closing Day: We receive the buyer’s funds, pay out any mortgages or liens, and send you the net sale proceeds.

Typically 4–8 weeks from the date the Agreement is signed, but it depends on the closing date you negotiated.
Pricing
At Marlaw, we offer transparent, all-inclusive pricing for residential real estate transactions.
Our advertised fees include all legal fees, office disbursements (such as courier costs, postage, photocopies, bank charges), and third-party conveyancer fees.
The only additional costs are HST and certain government-mandated disbursements listed below.
